Ordering tiles takes more than knowing the area. Suppliers sell by the box, every size needs a different waste allowance, and walls have doors, windows and fixtures. The result is often missing boxes on the last day of laying, or a big surplus left on site.

This sheet calculates the net area for each location, then the boxes rounded up using the real m² per box from the supplier and the right waste, with cost, adhesive and grout bags and a summary by type.

Who is it for?

  • Quantity surveyors and finishing supervisors
  • Tiling contractors pricing and ordering
  • Home owners comparing tile quotations

What is inside the sheet?

  • A table for eighteen locations with type, dimensions, deduction, tile size, waste, m² per box and price
  • Net area, boxes, cost and number of tiles for each row
  • Adhesive and grout settings and bag weights
  • Summary: supplied area, number of tiles, adhesive and grout bags, cost
  • Area and cost split by type: floor, wall, stairs, external

How to use it

  1. Enter the location and pick its type.
  2. Enter length and width, or height for walls, and any deduction.
  3. Enter the tile size in cm, waste, m² per box and price per m².
  4. Read boxes and cost per row, then the summary.

Formulas used

  • Net area = length × width − deduction
  • Boxes = ROUNDUP(net area × (1 + waste) ÷ m² per box)
  • Tiles = net area × (1 + waste) × 10000 ÷ (size a × size b)
  • Cost = boxes × m² per box × price per m²
  • Adhesive bags = net area × kg per m² ÷ bag weight

Worked example from the sheet itself

The example is an apartment with living, bedroom and bathroom floors, bathroom and kitchen walls, and a staircase.

  • Total net area 217.50 m²: floors 126.96 m², walls 68.94 m² and stairs 21.60 m².
  • 177 boxes covering 241.56 m² including waste, about 989 tiles.
  • Cost SAR 17,672.40, with 55 bags of adhesive and 18 bags of grout.

Tips for best results

  • Use the real m² per box printed on the carton; it differs between factories for the same size.
  • Order each location from the same batch to avoid shade differences.
  • Keep a box or two after handover for future repairs.

Frequently asked questions

What waste should I use?

5–7% for straight laying, 10–15% for large formats, diagonal laying and rooms with many cuts.

Why is the supplied area larger than the net area?

It includes waste, and boxes are rounded up to whole numbers.

Does it include skirting?

Add skirting as a separate row using the perimeter and the skirting height, or take the skirting length from the finishes takeoff sheet.
