Painting is the least visible line in a finishing takeoff: areas change with doors and windows, quantity with coats and real product coverage, and cost with the finish, from matt to silk, gloss and exterior. A “litres per so many metres” guess gives results far off.
This sheet takes each room size, its openings, its finish and whether the ceiling is painted, computes area and litres from each product coverage, coats and waste, then adds primer, putty and labour and gives a summary of every paint type with buckets and cost.
Who is it for?
- Painting and finishing contractors
- Quantity surveyors and estimators
- Home owners comparing offers
- Site supervisors ordering materials
What is inside the sheet?
- Settings: paint and primer coats, putty, waste, labour and bucket size
- An editable finishes table with coverage m²/L and price
- A 16-room table with sizes, openings, ceiling painting and finish
- Wall and ceiling areas, litres and cost for each room
- A summary by finish with area, litres, buckets and cost
- Cards for area, litres, primer and total plus a chart
- A finish check and a guide
How to use it
- Set coats, coverage and prices.
- Enter each room: sizes, doors, windows and ceiling Yes or No.
- Pick the finish from the list for each room.
- Read the summary, bucket counts and cost.
Formulas used
Wall area = 2 × (length + width) × height − doors − windowsCeiling area = length × width if paintedLitres = area × coats ÷ coverage × (1 + waste)Primer = area × coats ÷ coverage × (1 + waste)Putty = area × kg/m² × (1 + waste)Cost = litres × price + primer + putty + labour
Worked example from the sheet itself
A home with seven rooms plus facades: total area 529.9 m² (walls, ceilings and 128 m² of facades).
- Paint is 117 litres: matt 55.5 L (4 buckets), silk 29.9 L (2 buckets) and exterior 31.3 L (2 buckets).
- Primer is 48.6 L and putty 525 kg.
- Cost is 8,287: paint 2,311 and primer, putty and labour 5,976.
Why coats and coverage matter
Paint coverage ranges from 3 to 14 m² per litre depending on the product and surface roughness, and one extra coat changes quantity by 50%. That is why coverage lives in a table you adjust to the product data sheet.
A finish for each room
Kitchens and bathrooms need a washable silk, rooms an economical matt and facades an exterior paint. Picking a finish for each room gives a summary by type so you can order each type with its volume and buckets.
Putty and primer
A new surface usually needs putty and a primer coat before painting. Putty is estimated in kg per m² and primer in litres. If you are repainting a sound surface, set putty to zero.
Facades
For facades enter the building length and width so the perimeter is used, say no to ceiling paint and pick an exterior finish. You can add rows for boundary walls and annexes.
Tips for best results
- Ask the supplier for the real coverage data sheet.
- Order 10% extra for touch-ups.
- Take special colours from one batch.
- Take wooden and steel doors in a separate takeoff.
