The unit rate is the heart of every tender. Too low and you lose money while building; too high and you lose the bid. The reliable way is to break each item into its resources: what materials, labor hours and equipment go into one cubic or square meter?
This sheet lays out the analysis in one clear table. Enter the resources for one unit with their rates, and it totals the direct cost by type, adds overheads, contingency and profit at your percentages, and gives the unit rate, the item total and a cost split chart.
Who is it for?
- Estimators and tender engineers
- Small and mid-size contractors preparing quotations
- Project engineers reviewing subcontractor rates
What is inside the sheet?
- Item details: description, unit and quantity
- A table for sixteen resources: type, unit, quantity per unit, rate and amount
- Totals for materials, labor, equipment and subcontract
- Editable percentages for overheads, contingency and profit
- Tender unit rate, item total and profit margin on selling price
- A table and chart of the direct cost split
How to use it
- Enter the item description, unit and quantity from the BOQ.
- Add resources: pick the type and enter the resource, its unit, the quantity per one unit and its rate.
- Adjust overhead, contingency and profit percentages.
- Read the unit rate, item total and cost split.
Formulas used
Resource amount = quantity per unit × rateDirect cost = materials + labor + equipment + subcontractTotal cost = direct cost × (1 + overheads + contingency)Unit rate = total cost × (1 + profit)Margin = profit ÷ unit rate
Worked example from the sheet itself
The example item is C35 reinforced concrete for columns including rebar and formwork, 85 m³.
- Materials 928.70, labor 249.00 and equipment 31.00 SAR per m³, so the direct cost is SAR 1,208.70.
- With 10% overheads and 3% contingency the total cost is SAR 1,365.83.
- With 12% profit the unit rate is SAR 1,529.73 and the item total SAR 130,027.05.
- The margin on selling price is 10.7%, and materials are 77% of the direct cost.
Tips for best results
- Derive labor hours from your crews real output on past sites, not from theoretical figures.
- Put waste inside the material quantity itself, for example 1.03 m³ of concrete per 1 m³ net.
- Copy the analysis sheet for each major item in the tender and keep it as a reference for future projects.
Frequently asked questions
What is the difference between markup and margin?
Markup is added on cost (12% here); margin is the profit share of the selling price (10.7%).
Does the rate include VAT?
No. The unit rate excludes VAT, which is added on the tender total.
Where do subcontractor charges go?
Choose the Subcontract type and enter its rate per unit; it becomes part of the direct cost.
